Pricing and deliverables

Basis

Per square foot. Not per visit, not per day. Clients understand it and it scales with the drafting work, which is where our hours actually go. Field time on the S20 is short (a 5,000 sq ft building is 30 to 45 minutes of walking); processing and drafting is what we sell.

The three bands

1. Point cloud ₹8 to ₹12 per sq ft Registered, cleaned, colourised point cloud in E57 and LAS (RCP on request); 360 photo walkthrough from the S20 cameras; one-page scan report with coverage and accuracy notes. Client's own architect drafts. 3 days
2. As-built drawings ₹20 to ₹30 per sq ft Everything in band 1, plus 2D floor plans per level, two sections, four elevations, reflected ceiling plan; dimensioned; delivered as DXF/DWG and PDF 7 to 10 days
3. BIM model ₹40 to ₹60 per sq ft Everything above, plus a 3D model at LOD 200 or 300 covering walls, slabs, columns, doors, windows, staircases; visible services (ducts, major pipes) if asked; delivered as IFC (RVT only if a client with a Revit pipeline pays for the seat) 2 to 3 weeks

Worked example, 5,000 sq ft building: about ₹50,000 for the cloud, ₹1.25 lakh with 2D drawings, ₹2.5 lakh for BIM. Compare with a manual survey team taking three or four days and still missing things.

Add-ons, priced separately

  • Gaussian splat or textured mesh for visualisation
  • Volume report (stockpiles)
  • Revisit scan with progress comparison
  • Web viewer link for the client to browse the cloud in a browser

Guardrails

  • Minimum job charge ₹25,000 (a ₹40,000 all-in figure for a small flat was also discussed; settle this in the decisions log). A 1,200 sq ft flat must not be a loss-making trip.
  • Complexity multiplier for heritage buildings, MEP-heavy ceilings, or sites outside Bangalore.
  • Site access and power are the client's responsibility; state this in every proposal.
  • First ten jobs: go in at the bottom of each band, ask for a testimonial and permission to show the data.

Benchmarks (for our own reference, not for clients)

International all-in rates run roughly $0.02 to $0.08 per sq ft for point cloud only and $0.30 to $0.80 for detailed BIM; the driver is MEP density and level of detail, not area. Indian firms quote scanning at 40 to 60% of that; drafting and modelling rates stay closer to global because the skill is scarce. Our bands sit slightly premium on the cloud end and competitive on BIM.
